Issue Status

The installation of two ports have been completed. Both ports are located on Ormond Beach by the Basketball Court. The ports will be available on a first come-first serve basis.

Speed Bumps

Issue Status

We have finalized the installation of 7 rubber speed bumps along with the reflective signs; two on Madiera, two on Golden, and three on Hideaway. While the installation will improve the overall safety conditions, we will be monitoring its effectiveness.

Resort Fee Implementation to Offset Expenditures

Issue Status

The suggestion to introduce "resort fees", so that vacationers contribute to repairs & maintenance of common areas, was considered by the Masters HOA Board, but decided against. The rental relationship on Terra Verde is exclusively between individual owners and their guests and the Masters HOA fees paid by all owners, already cover all resort running costs. Additionally, we find that none of our directly comparable competitors in the area levy an additional amenity/resort fee and we would not want to put our owners at a competitive disadvantage by imposing such an unpopular charge.

Additional Security Services

Issue Status

As discussed during our HOA Meeting late July, when we were experiencing problems with anti-social parties at weekends, the Board resolved to investigate the possibility of hiring additional security to supplement the service provided by our local Sheriff, whose officers were unfortunately overwhelmed by local demand to deal with similar issues in neighboring communities and often unable to attend. Following an exhaustive selection process, we have engaged an established contractor with resort experience, GardaWorld Security, to provide our overnight gate security and additionally, on an “as needed” basis, roving patrol services on weekends between 10pm and 2am. So far, the night-time patrol has proved successful, as not only does the presence of a roving patrol serve as a deterrent, the speedy response times to address issues is “nipping problems in the bud”, in most cases before they escalate to the level where the Sheriff would be called. Whilst there is, of course, some additional cost for the added weekend service, the benefit to our residents and guests is obvious and in any event, we shall regularly review to ensure the need remains. Owners are reminded that they, or their guests, should not approach offenders themselves and in the first instance, call the front gate to report incidents or disturbances. The gate operative will in turn alert their roving security colleague to the situation and if appropriate put a call in to the Sheriff’s office. Security on the resort is our number one priority and we would welcome any feedback on the services provided by our new contractor, preferably by email to our Gen.Mgr. email here

Fireworks Free Community

Issue Status

According to the SB 140, Section 3: The Legislature does not intend for the application of this section to supersede any prohibition against the use of fireworks contained within a legally executed and properly recorded declaration of covenants or covenant running with the land of any homeowners’ association pursuant to chapter 720. However, a homeowners’ association, through a board of directors, may not promulgate rules that attempt to abrogate a homeowner’s right to use fireworks during a designated holiday or under general law.
